Pricing your home correctly is the most important first step to successfully selling your home! Upon request I will prepare a high quality Comparative Market Analysis (CMA) to establish your home’s market value. A CMA is an evaluation of homes similar to yours in size, amenities, location, and condition that are either on the market, have sold, or were listed but expired within a recent period of time (usually 6 months). The CMA will also tell you what homes similar to yours are actually selling for, how long it is taking to sell them, and what the final sales price is in relation to the original list price. The CMA will also reveal pricing trends and is used to evaluate how your home will fare against the competition. The overall goal of the CMA is to find the highest price that will still make the home competitive on the open market.
